This auction is for 2x lots located in Flint Michigan. Lot #1 is 1201 W. Cass Ave, Flint Michigan 48505. It is a 3 bedroom, 2 bath, 1796 sq/ft house. When you combine Lot #2 (which sits directly next to it), the property totals 2 acres.

Rentals in the area range from from $550 to $750 per month.

The older (and nicer) pictures of the property were taken by the County last year. I sent someone out to the property in November to ensure the house was still vacant and locked up, they took the two more recent pictures. I have never seen the property. I bought the property a month ago without my wife’s knowledge (thought I was being proactive with investing in our future) and she is not happy, so here it sits relisted. I live 12 hours away and have no time to drive up there myself (which was a good point on her part).

Property Taxes: Taxes are around $600 a year for both properties and they are up to date. NO BACK TAXES. The next round of winter taxes is due February 2018.

Title will be delivered to the winning bidder free and clear of any and all liens, mortgages, back taxes and encumbrances of any kind via a Quit Claim Deed!!

County Recording Fee and Additional Fees: There is a $500 fee to cover all closing costs, including Deed Preparation, Transfer Tax, County Recording Fee and auction fees. This is in addition to the final auction price. The Seller will pay any and all miscellaneous expenses in excess of the stated fee. The deed will be sent off for recording within 5 business days of receiving payment.

Payment accepted through Bank to Bank Wire Transfer, PayPal or USA Bank Cashier’s Checks in USD within 2 days of the close of the auction. A copy of the deed will be sent to the county for recording and information that I have will be mailed to the same name and physical address the winning bidder provides.
