Q. Do you own the property or are you just listing it?
A. We own the property and are selling For Sale By Owner.
Q. When can I go see the property?
A. You are welcome to go see the property whenever is convenient for you. Daytime is probably best in order to get a good look at the property. We provide maps, APN #’s, and photos of the property as well.
Q. Is there a credit check or application process?
A. No. Your doc fee / down payment is your qualification. We do not run credit checks or background checks.
Q. What utilities are available?
A. Under “Lot Details” at the end of the description will be the utilities, also typically mentioned earlier in the ad. We rarely visit the property in person and do our best to tell if the property is “off-grid” (no public utilities) or what utilities are available.
Q. What can I do with the property?
A. You will need to check with Planning and Zoning for the city or county. We are happy to provide phone numbers and web links to help you contact the right people. When we buy the property we check for clean title, Delinquent Property Taxes and liens. We are not developers and not familiar with the process to build in all the areas we sell land.
Q. What type of payment do we accept?
A. We do our best to accommodate everyone and all forms of payment. We accept Credit Card, Debit Card, and ACH through Stripe, Money Orders, Cashier’s Check, Bit coin.
Q. How do I get the property in my name?
A. Financed deals are sold on aland sale contract and title transfers when property is paid in full. When paid in full we will prepare the new deed and any other required docs for recording such as change of owner form. You will provide the name(s), vesting (if any) and mailing address you want to have as the new owner. We email you the docs to confirm your info is correct then notarize the deed and mail into the county for recording. We handle everything and have the process down.
